With all the turmoil and war going on in the Middle East especially Syria, there are a lot foreign investors that are buying in the United States. We still have the most solid real estate program in the world. Also with dollar is very weak the foreign-currency can buy a lot more in the United States than abroad.

Being a a very old city, Cleveland was set up with small suburbs around it.
Most cities in the Cleveland area consists of a 6 mile radius and all of them have their own local government and police force. This allows for the areas crime rates to be extremely low.

Systems are important if you're going to get into the real estate game. I talked to a lot of investors every week and I like to share one of there thoughts and what their saying about the market.

I got a call yesterday from a couple I had had dinner with about three years ago and I know they were investing in a different area. He told me that the system there was weak and that the numbers were not what they had told him. He also said they did not have a system set up to deal with the day to day issues with his properties. I have a conference call with him on Tuesday night so he can start investing in the rooftop investment area with our state-of-the-art system.

Our system is a detailed way for you to make money in real estate we understand that there are many different facets to owning a investment property. First and foremost is the buying and the rehabbing of the property which we do. We have in-house construction and in-house license real estate agents that understand what type of properties we need for clients and the areas we want to buy them in. We do not buy in some areas because of the deterioration of that area. Every city has bad areas and you need to know what those areas are and make sure that your not in them. Just because they're very cheap doesn't mean they're good deal, even when the market turns around you may not really have any equity in these types of areas.

Investors seem to forget about this when their purchasing investment properties, they get all excited on the deal and do not check out if there is a system in place to manage and maintain the property. Foreign Investors can buy in the Cleveland Area



Foreign investors are large part of our business and we have set youLinkup a system to help them buy investment homes and investment properties in our areas. Lori has set up a system to get them in LLC in the State of Ohio and set them up to get a EIN number or tax number so they can set up a bank account in the United States.

As a foreign investor it can become very cumbersome and time-consuming to do this on your own, at Rooftopinvestment we take care of all that for you. We also have conference calls and weekly updates to our foreign investors. Not only do we just talk to them, we also send weekly update videos during the construction. We feel this is very important to keep them informed and updated on the progress of their investment property.

These are a lot of other things that we do as a company for all our clients, we also send weekly updates on all their investment properties after a rental contract is formed or lease option. In our weekly property management meetings we write an update with e-mail to our foreign clients. We understand that is very important to be updated all the time especially when you can't physically see your investment property everyday. For example last week we purchased a home in Cleveland Heights and we had to get the heat turned on immediately because of the cold. This will sometimes bust your water lines and damaged the home. This is another service that we offer our clients to make sure this does not happen.

Every Thursday we have a property management meeting and go over all the properties and how we can make more money for clients with the properties. An example would be our marketing program. These types of buys do not come around very often, that's why I decided to set up a small investment club that would consist of only five investors. The benefits of this club would be getting deals that do not come around too much. The example above came from a estate deal, I have a guy bird dogs these type of estate situations.

There are many different types of real estate in the market, let me say before I get started that they are the same type of properties I usually buy anyway. Just different types of ways to get them. I currently have a offer on a deal in Euclid for $10,000. This property will cash flow $600 plus a month. These are the different types of deals you can get in this market. These are the type of properties that real estate guros charge you thousands of dollars to find.
