New Shopping in Cleveland Heights

The City of South Euclid (connects with Cleveland Heights) is building a 325,000 Square foot shopping area.  The area will cost approx $45 million dollars. This shopping complex will also employ 400 full time people and create 12 million dollars in payroll.

The reason I mention this complex is because we buy a lot of real estate in this area.  Cleveland Heights rents average $950 and up for homes and $675-$950 for duplex's.  This area generates 15%+ returns on rental income.  This is a very quality neighborhood and a great place to invest.

Another popular attraction is the Rockefeller  Mansion Restaurant and Museum.  This home was built in the early 1900's and cost $750,000 to build at that time. The average price per dish is $40.

These are the type of areas that we invest in and they rent very easy.  Cleveland heights has Homes from 1300 sf to 15,000 sf.  They also have a great school system making the area desirable for families to live and work at.

We have several other cities we invest in that all have similar traits.  Ohio is a growing area and the future looks bright for both economic and quality jobs.  That means as a real estate investors are starting to target the Cleveland area.  Our sales are up and every home we get gets sold very quickly.

Sales are very Brisk





While we had a great June, July is shaping up to be the same type a month. We have sold 25 homes in the last month and a half and are seeing a shift in this economy. In a recent USA Today article Ohio was a second biggest drop job growth behind California and United States last month. The economist magazine ranked Cleveland the 26th best place to live in the world !

I know I've lived here for almost 2 years and really enjoy all the festivals and events that happened in this area. Knowing Construction is Key to buying investment property


Knowing the construction and how much these be put in the home is crucial to your success in investment real estate. I see people all the time that put too much money or too little money in investments that they purchase. You need to understand what that the market you're in and what the home needs to get your desired return either by rental, flipping, and lease options.

I'm going to show you the home I did in Cleveland Heights and 3321 Beechwood that the client wanted the property to be a rental property. This property is already in pretty decent condition but needed some touch ups and maintenance to ensure the higher rent. We went through the whole house and painted and updated all lights, plug-ins, switches, and blinds.

That was the basics we also had to paint the outside of the home and service the furnace, hot water heater, and snake all plumbing internal and to the street. We also had to cap some electrical boxes and make sure all the electrical was up-to-date. In most of these older homes which I really like because they have basements with all the plumbing, electrical, and utilities that are easy to get to. This particular home had a newer electrical box in it. Remember just because an older home doesn't mean the electrical is bad or out dated, it just means you might have to exchange it in most cases you don't. Electrical wiring is pretty easy to run through an older homes. There were some trees we had the come back and we painted the back porch area as I explained in the video.

Back to the subject of construction is the key to your success because there were many different ways to remodel a home. For example in this particular home if I was going to flip it I would've put recessed lighting in the living room,dining room and finished up the basement to make a living area. That would've been extra $3000-$5000 that my client did need to spend. I would have also dumped another 5k in the kitchen and bathrooms.  The fact was this home was rented three weeks before we have completed four $1100 a month. Knowing what was needed to get the $1100 was the key to this property success and  my client's success. Maintenance is always a key to your home making sure that all utilities work properly. In this particular house I also put in new lighting in the bedrooms because sometimes those go out within the first year.

We've also done many many homes(over 600) and understand how the construction must be done in order to have low maintenance through the properties investment life.

Properties don't have to cost a fortune to remodel they just need to have the right things done to them at a reasonable price. One more example in older homes I use washable flat instead of enamel much less expensive but looks great especially in older homes were some the walls are not perfectly straight.
So don't be afraid invest just make sure the company you go with has the correct construction company to make sure your property is remodel correctly. All my contractors are license and bonded with each city that we do business in. Northeast Ohio Startups are Making Dollars and Sense



/PRNewswire/ -- Tech-based startups that receive early support from mentors, advisors and investors are showing themselves to be significant contributors to Northeast Ohio's economy, even early in their growth. In 2011, 121 young companies that benefited from business assistance and sometimes seed capital from JumpStart Inc. collectively generated more than $220 million in economic benefits for the region, according to an annual report from The Center for Economic Development at Cleveland State University's Levin College of Urban Affairs.  The 121 innovative businesses included in the report collectively increased Ohio state and local tax revenues by $12.3 million in 2011, more than covering the cost of both the technical assistance provided and the seed capital invested by JumpStart.
"Thanks to the commitment of public, private and philanthropic partners, organizations like JumpStart are able to provide free or low-cost resources to entrepreneurs that have the potential to go on to create wealth and opportunities for their communities," said entrepreneur and JumpStart Board Chair Doug Weintraub. "Now we're seeing some of the young companies we and our partners in the region were able to help at pivotal points in their development -- companies like digital marketer Knotice, regenerative therapies developer Juventas Therapeutics or water remediator ABSMaterials -- really start to take off and produce returns on the region's investment by attracting additional risk capital, generating revenues, paying taxes and creating new jobs." 
Companies analyzed in the report helped create and retain 776 in-region direct jobs, with a total Northeast Ohio employment impact of more than 1,600 total jobs in 2011. "These largely IT, cleantech and healthcare companies need skilled talent, so the positions they create are generally very good-paying ones, in this case averaging a yearly salary of around $65,000," says Weintraub. Every new job created by these companies and their suppliers also generated new earnings for local households, increasing total household earnings in Greater Cleveland by $89 million in 2011.
JumpStart expects the impact some of these innovators have on the region's economy will increase as the companies continue to grow. Sixty-three companies included in this 2011 impact analysis also were surveyed in 2010. In one year, those companies increased their aggregated Northeast Ohio employment by 111, payroll by $8.7 million and expenditures by $20.6 million.
Data for the economic impact study was collected via a survey of a sampling of companies that received support to speed their growth from Cleveland-based nonprofit venture development organization JumpStart and/or the associated North Coast Angel Fund. The CSU report does not include the economic impact of all startups in the 21 counties of Northeast Ohio or even all of the companies to which JumpStart provides assistance, just those who responded to the survey, reported some Ohio employment, payroll or expenditures in 2011, and certified their responses. Weintraub adds, "This is a positive indication of the transformative role JumpStart, our partners and others tech-based economic development resources can continue to play in our region's economic transformation."
