Recently bought a house in Cleveland Heights Ohio for $13,000, this house was in a great neighborhood and street. I have some pictures here so you can see what I'm talking about.

These types of buys do not come around very often, that's why I decided to set up a small investment club that would consist of only five investors. The benefits of this club would be getting deals that do not come around too much. The example above came from a estate deal, I have a guy bird dogs these type of estate situations.

There are many different types of real estate in the market, let me say before I get started that they are the same type of properties I usually buy anyway. Just different types of ways to get them. I currently have a offer on a deal in Euclid for $10,000. This property will cash flow $600 plus a month. These are the different types of deals you can get in this market. These are the type of properties that real estate guros charge you thousands of dollars to find.

So if you're ready to get the best deals on the planet in my opinion then you need to join this club. We are really only taking five members that's it. There is a minimal fee for this preferential treatment it is $1000. Not much to get these type of deals.

Getting the deals takes a lot of legwork and effort on our part. We will look at 30-100 properties before these type of deals come up. Sure our regular deals are great we average 14% – 21% in our rental returns on our properties, but there are a few properties out there that no one ever sees in those are the best deals on the market.

We have people they call us daily with deals, we take very few of them but there area few that are great deals. The $13,000 home I was telling you about will rent for $950 a month in the total investment is it right around $42,000 after rehab. That's a 16% return on net cash flow loan. It also gives the investor a better equity position due to the lower cost of the investment property.
