You must have a cash flow system

Systems are important if you're going to get into the real estate game. I talked to a lot of investors every week and I like to share one of there thoughts and what their saying about the market.

I got a call yesterday from a couple I had had dinner with about three years ago and I know they were investing in a different area. He told me that the system there was weak and that the numbers were not what they had told him. He also said they did not have a system set up to deal with the day to day issues with his properties. I have a conference call with him on Tuesday night so he can start investing in the rooftop investment area with our state-of-the-art system.

Our system is a detailed way for you to make money in real estate we understand that there are many different facets to owning a investment property. First and foremost is the buying and the rehabbing of the property which we do. We have in-house construction and in-house license real estate agents that understand what type of properties we need for clients and the areas we want to buy them in. We do not buy in some areas because of the deterioration of that area. Every city has bad areas and you need to know what those areas are and make sure that your not in them. Just because they're very cheap doesn't mean they're good deal, even when the market turns around you may not really have any equity in these types of areas.

The other part of the system is the management and maintenance of your property. Investors seem to forget about this when their purchasing investment properties, they get all excited on the deal and do not check out if there is a system in place to manage and maintain the property. That's where we come in we are a company that has those systems set up for our investors. Management and maintenance can be a long drawn out thing if you do not have the right people doing it. We have a state of the art marketing department that keeps are properties filled and cash flowing. Our management team deals with all the details on leases and picking up your rent. We are constantly combing the areas for better deals on heaters, water heaters, and all the other things essential to maintaining your investment property. We go over every quote that is given to our investors before they get them.

So when you're getting ready to buy a cash flow property or investment property then please make sure you have a system set up to handle your property in the event there are problems. There is no investment property that won't have some minor issues at least that will need to be addressed.
